The City of Philadelphia's free Eviction Diversion Program (EDP) is an opportunity to avoid eviction. Landlords must participate in EDP before seeking a legal eviction through court. You must participate to get free resources including help with rent called Targeted Financial Assistance (TFA).

In Michigan, you don't have to file a written answer before attending the hearing, though. However, if you want to try to stop or postpone the eviction, then you must attend the scheduled hearing. At the hearing, the judge will consider both sides of the argument and make a decision.

If you lose at the hearing, you will have 10 calendar days to file an appeal in the Court of Common Pleas, City Hall, Room 296. The appeal stops an eviction from taking place until the court rules on the case, as long as you pay ongoing rent to the court.

The 55th District Court Eviction Diversion Program is a collaborative program between the court and social service organizations to settle landlord/tenant disputes without a court hearing. The goal of the program is to keep tenants in their domicile while getting landlords the money owed to them.
