Georgia offers a school property tax exemption for homeowners age 62 or older whose household income is $10,000 or less (excluding certain retirement income).

You must be 65 years of age or older, have a total household income of $65,000 or less, and have lived in your home two January firsts. Application for this exemption must be filed every year as income changes every year.

Special exemptions are available for citizens 62 years of age and older, disabled veterans and other disabled residents. Applications may be processed by mail, in person, drop box, or online at https://dekalbtax.org/file-homestead-exemption.

Senior Citizen Homestead Exemption: Is an exemption available to all senior citizens, (65 years of age and older) that own and occupy, or have a legal interest in and occupy, as their primary residence. This exemption is $5,000 off the equalized assessed value of property.

Several counties in the state — including DeKalb, Gwinnett, Cobb, Clayton and Fulton — offer a 100% exemption for seniors although all but Clayton place an income limit on the exemption.

The L5A - Senior School Tax Exemption is for those whose Georgia taxable income does not exceed the maximum authorized by Social Security plus $25,000, which for 2023 is $112,048. The S3 - Regular School Tax Exemption and L3A - $20,000 Senior Exemption are for those whose Georgia taxable income does not exceed $10,000.

A homeowner 65-years-old or older who applies may receive the double homestead exemption. This exempts up to $4,000 of the assessed value of the home from state and county property taxes. Property Tax Deferral.
