Under Virginia law, the landlord may not shut off utilities, lock you out of the rental unit, or evict you without giving notice and going to court.

As a landlord, the eviction notice must: Explain the curable and incurable reasons for evicting a tenant. Include the date the eviction notice was created. Provide the tenant with the number of days they have to cure the breach/es or move out. Be served through proper legal channels.

For month to month tenants, or tenants coming to the end of a rental agreement, the landlord must give at least 30-day notice to vacate on or before the first of the month ending on the last month.

30-day letter (Notice to Quit) for contractual issues. This notice applies if the tenant is in violation of the lease/rental agreement. The landlord gives the tenant written notice to vacate the premises within 30 days.
