A wayleave is a contract between the owner or occupier of a piece of land, called the grantor, and a third party, the grantee, giving the grantee a right of access across the land to or maintain poles, cables, ducts, pylons, and other equipment or infrastructure.

The wayleave agreement formally documents the landlord's approval for the telecoms providers to run their fibre cabling over the landlord's property to the office in question. Companies such as BT Openreach, can sometimes provide lead-in times of circa 90 days to the fibre line.

An easement gives a landowner the right to make use of another nearby piece of land for the benefit of his own land. When you buy a piece of land or property, you need to consider the rights the owner of the rest of the land or property may have over your part or the rights you may have over his part.

An Easement (also known as Deed of Grant) provides similar access rights for installing and maintaining infrastructure equipment, but for a one-off payment and it provides permanent access.
