As the weight (load) from the foundation of a building is transferred to the soil it spreads downwards outside the footprint of the foundation at a typical angle of 45 degrees.

If you propose to underpin an existing foundation, approval under the building regulations will normally be required. Gaining such approval will usually involve the preparation of a structural design of the underpinning, including the process to be carried out during construction.

Width of Footings Under code, generally, one-story buildings with footings on undisturbed soil with LBVs between 1,500 and 4,000 should have a minimum width of 12 inches. Two-story buildings require a minimum of 15-inch wide footings for 1,500 LBV soil.

The 45-degree rule is assessed on both plan and elevation. An extension should not exceed a line taken at 45 degrees from the centre of the nearest ground floor window of a habitable room in an adjoining property.

The 45 degree rule uses the nearest window in your neighbour's property that is in a habitable room. Bathrooms and utility rooms, as an example, would not count, as these rooms are not used often or for long periods of time.

The depth of the excavation required for the new structure/development from below the bottom of existing footing exceeds the horizontal distance from the outside edge of existing foundation to the limits of excavation. This is termed the 45 degree or 1:1 rule of thumb and it is a rule of thumb only.

In normal circumstances, no development should intrude over a line drawn at an angle of 45° in the horizontal plane from the midpoint of the nearest window of a habitable room (includes kitchens but not for example bathrooms, w.c.'s, en-suites, landings, utility rooms or garages.)
