The New Orleans Metropolitan Association of REALTORs recently posted the following news: Orleans Assessor Erroll G. Williams announced an additional online service is now available to homeowners: They can file their New Orleans Homestead Exemption online at .nolaassessor.com, without having to come into the office.

The Louisiana Constitution requires residential properties and land to be assessed at 10% of their fair market value, by which the tax millage rate is applied. If it is a commercial or industrial building, then the assessed rate is 15% of their fair market value instead of 10%.

In order to qualify for homestead exemption, one must own and occupy the house as his/her primary residence. Regardless of how many houses are owned, no one is entitled to more than one homestead exemption, which is a maximum of $7,500 of assessed value. If you change primary residence, you must notify the assessor.

To file for a Homestead Exemption, the applicant must appear in person at the Assessor's Office (with the exception of Ascension Parish residents) and bring the following: Proof of ownership – recorded Act of Sale or Warranty Deed. Driver's License/ID.

1. A valid Louisiana Driver's License or Louisiana State I.D. (address must correspond to property's address on application); 2. Proof of annual income: 1040 adjusted gross income of prior year's income tax return or Social Security award letter for individual with no income or job.

Louisiana State Law allows an individual one homestead exemption up to $75,000. Application for homestead in East Baton Rouge Parish can be made by applying in person either at the Main office, the Coursey Branch office or the Zachary Branch office. The homestead exemption is a tremendous benefit for homeowners.

a) Owned and occupied by a person who is 65 years of age or older. b) Owned and occupied by a person who has a 50% or greater military service-related disability. c) Last owned and occupied by a member of the armed forces who was killed or is missing in action, or who is a prisoner of war.

One of the owners must be 65 years of age or older as of January 1 of the qualifying year. Owner or owners must have a total combined adjusted gross income which cannot exceed $100,000.
