In South Carolina, a quit claim deed is a real property deed that only transfers interest in the property to the grantor who has a title.

You and the lender both sign the “Quit Claim.” The Quit Claim states that you agree to transfer the ownership of your property to the lender and the lender agrees to release you from any debt owed. The Quit Claim should clearly state that your debt is cancelled.

A quitclaim allows a person to transfer property to another person with a simple deed. The basic idea is that all the rights and claims of being a property owner are relinquished and legally turned over to someone else.

A quitclaim deed is a document in which a grantor disclaims all interest in a parcel of real property and then conveys that interest to a grantee. Unlike grantors in other types of deeds, the quitclaim grantor does not promise that their interest in the property is actually valid.

A quitclaim deed is used to transfer real property from the grantor to the new recipient owner, called the grantee. The grantor will terminate any rights to claim the property using a quitclaim deed, thus allowing all rights to be transferred to the recipient/grantee.

For example, when a homeowner sells their home to a buyer, they would use a deed to do so. To be clear, the deed does not represent ownership in itself. Ownership interest in a house is called 'title,' and a deed is the legal vehicle used to transfer that title, or ownership, between parties.

Whether there's been a death, divorce or change of personal circumstances, there may be a reason for you to remove a name from a property deed. This process is done using a deed of conveyance, which is either in the form of a quitclaim deed or a warranty deed.
