It is never legal for a landlord to evict a tenant without a court order. The period for a Notice to Quit is 3, 21, 28, or 91 days, depending on the length of tenancy and how much notice is included in the lease. (Colorado Revised Statute 13-40-107.)

Landlords can serve tenants who substantially violate the lease or rental agreement with a three-day notice to quit. If the tenant does not move out of the rental unit by the end of three days, then the landlord can file an eviction lawsuit against the tenant.

The only way a landlord can terminate a lease and evict a tenant from any type of rental property is by going through a Forced Entry and Detainer (FED) legal action to obtain a court order requiring the tenant to vacate the property. It is never legal for a landlord to evict a tenant without a court order.

An eviction will cost both of you money (as well as time), and your landlord might be willing to stop the eviction if you agree to certain terms, such as paying rent you owe or stopping behavior that violates the lease.

The tenant has 48 hours from when the landlord wins the case to move out of the property. If the tenant is still on the property by the end of the 48 hours, they have until the landlord schedules a time for eviction to move out. This could take a few hours to a few days depending on the availability of the landlord.

A Demand for Compliance is a legal document used to notify a tenant of their failure to pay rent or otherwise abide by the terms of their lease. It is frequently used when another letter such as a Notice to Pay Rent or Notice to Quit has already been sent.
