Whether leased on a crop share, livestock share, cash rent, or hybrid basis, year-to-year farm tenancies generally run from March 1st to February 28th of each year. To terminate an oral farm lease, you must provide written notice to your tenant farmer at least four (4) months prior to the end of the lease term.

A crop share lease is an agreement where the landowner and tenant split the expenses of farming as well as the production. Because of this, both parties to experience the risk associated with high and lows of price and production.

Tenant farmers usually received between two-thirds and three-quarters of the harvest, minus deductions for living expenses. Sharecroppers, however, received only half the crop, from which landowners deducted rent and any credit (with interest) for supplies provided for the family's subsistence.

There are a few 60-40 leases in which the landowner receives 60 percent of the crops and pays 60 percent of the operating costs, but as a general rule the smaller share, 1/3 or 40 percent, is the portion of the crop which goes to the landowner.

It was widely used in the Southern United States during the Reconstruction era (1865–1877) that followed the American Civil War, which was economically devastating to the Southern states. It is still used in many rural poor areas of the world today, notably in Pakistan, India, and desh.

These small farmers didn't own any land, so they were forced into labor systems called sharecropping and tenant farming. They paid the landlord - often through a portion of the crop they raised - to use his land. Sharecroppers and tenants rarely broke out of this system to become landowners themselves.
