Pennsylvania law requires deeds to be recorded within 90 days after the deed is signed if it is signed in Pennsylvania or within six months if it is signed outside Pennsylvania.

What instruments are entitled to be recorded, usually deeds, mortgages (whether or not in the form of deeds of trust), leases (usually longer term varieties), easements, and court orders. There are only a small number of documents that require execution by way of a deed. These include land transfers, leases, mortgages and charges, sales by a mortgagee, appointments of trustees, powers of attorney, gifts of tangible goods that are not accompanied by delivery, and releases and variations.
