The only risk for tenants without leases is that, in small buildings, or houses where the landlord is also the owner, there is a risk that the landlord can evict the tenant with only 60 days' notice if the landlord claims that his or her family is going to move into the tenant's unit.

Guests may stay a maximum of 14 days in a six-month period or 7 nights consecutively on the property. Any guest residing at the property for more than 14 days in a six-month period or spending more than 7 nights consecutively will be considered a tenant. This person must be added to the lease agreement.

You and your landlord must follow the agreement or there can be consequences. For example, if you do not pay your rent on time, you might lose your right to live in the place you are renting. The agreement can be in writing. It can also be a verbal agreement.

Tenancy agreements are the contracts agreed to between landlords and tenants in Ontario. Tenancy agreements can be written (lease or written agreement), oral (verbal agreement) or implied (you have been using a service for years and the landlord knew about it).

For most new tenancies, the landlord and tenant must use and sign the Residential Tenancy Agreement (Standard Form of Lease) developed by the Government of Ontario before the tenant moves in. However, there may still be a valid tenancy agreement if this form is not used.

The Residential Tenancy Act has rules about how tenants and landlords can give or ?serve? certain documents to each other. For example, a tenant can mail their one-month notice to move out, but should never send it using text or social media messaging.

Is this sufficient? Proper notice is required in written form, to the end of the term or lease, giving a notice period of at least 60 days. Text communication would not be deemed legal notice. In your situation, you should minimize your losses by trying to re-rent the unit.
