Form TR1 is the transfer deed used to transfer the property (sometimes form AS1 is appropriate for inherited property but a TR1 should be fine). You file it at the Land Registry with a Form AP1, which is the Land Registry application form. So the answer to your question is both. Thank you that's great!

We always reserve the right to request it but on submission there is no need in such cases. As it's a TP1 you should expect to wait 14+ months based on current wait times. But your purchase is protected throughout so the wait should not be something to worry about.

For the unregistered property use form FR1, accompanied by form DL in duplicate. The property transferred comprises: the whole of one or more registered titles, and; part of one or more registered titles, and; unregistered property. Use form TP1, form TP2 or form TR5.
