The validity of a sale agreement without registration is three years from the date of execution. In the case of a negative agreement condition, such as the buyer's need to register the property within three months, the statute of limitations is extended by that period of time.

Deeds are generally enforceable despite any lack of consideration. The limitation period for actions brought under a deed is generally 12 years, although it is six years for claims for arrears of rent and arrears of interest under a mortgage (sections 8, 19 and 20, Limitation Act 1980).

Most deed restrictions have an average life span of 25 to 30 years. Some are in effect ?in perpetuity.? Many deed restrictions contain a provision for automatic renewal after the initial 25 to 30 year span, unless the owners take action to prevent renewal.

A New York deed must have a statement of consideration that says that the new owner is providing value in exchange for the property. Deeds often state nominal consideration within the deed's transfer language and set forth the actual consideration in the transfer tax affidavit that accompanies the deed.

The same witness may witness each individual signature. However, each signature should be separately attested, unless it's absolutely clear by express wording on the face of the attestation that the witness is witnessing both or all signatures in the presence of the named signatories.

All that needs to be is some mark that represents you. It can be a series of squiggles, a picture, or even the traditional "X" for people who can't read and write. As long as it records the intent of the parties involved in a contractual agreement, it's a valid signature.

Restrictions travel with the deed, and cannot generally be removed by new owners. Also, deed restrictions/covenants may have specified expiration dates or they may never expire, depending on how the document is written.
