ROU Impairment Traditional accounting practices for impairment would see a one-time write-off of the difference between the asset's fair value and its carrying amount. In the case of impairment of an ROU asset, the impairment is also to be immediately recorded, which would reduce the asset's carrying amount.

Ing to ASC 842, the depreciation of the ROU asset for an operating lease is classified as a lease expense on the income statement. For visibility, Asset leasing describes the entry as the depreciation of the ROU asset.

Initial recordation. Calculate the present value of all lease payments; this will be the recorded cost of the asset. Record the amount as a debit to the appropriate fixed asset account, and a credit to the capital lease liability account.

The ROU asset is amortized on a straight-line basis (unless another systematic basis is more representative of the asset's pattern of use) over the lease term. If the lease transfers ownership of the underlying asset, the ROU asset is amortized to the end of the underlying asset's useful life.

Right-of-use asset amortization The right-of-use asset for an operating lease is amortized in a systematic and rational basis by subtracting the liability lease expense from the total lease expense. Finance lease assets are amortized on a straight-line basis.

Generally, the ROU asset is calculated as the initial lease liability amount, plus any lease payments made to the lessor before the lease commencement date, any initial direct costs incurred, less any lease incentives received.

A lessee should present the lease expense of an operating lease as a single operating expense in income from continuing operations. As noted in LG 4.4. 2, lease expense should generally be calculated on a straight-line basis.

Operating leases are shown as an asset on the balance sheet, valued as the present value of the lease payments (not the market value of the asset). The lease liability is shown on the balance sheet (similarly, the present value of the lease payments).
