The new lease standard now requires lessees to classify all leases either as a finance lease or an operating lease, and all lessors to classify leases either as a sales-type, direct financing, or operating lease. A lessee is required to classify a lease on the basis of whether an underlying asset is purchased.

What is a right-of-use asset? The right-of-use asset pertains to the lessee's right to occupy, operate, or hold a leased asset during the rental period. In the old lease standard, an asset ? for example, a cargo truck ? would be recorded straight to the balance sheet.

A lessee must also disclose the future lease payment requirements, undiscounted, for the first five years and the total for the remaining lease term. This requirement, of course, is a requirement of the current lease standard.

Record the operating lease expense payment on the cash flow statement. Unlike the payment on a capital lease, an operating lease payment is not divided by principal and interest amounts. The total operating lease expense is included in the Cash Flows From Operating Activities section as a cash outflow.
