Landlords have the right to end a periodic-term lease if they wish to move a relative into the unit or plans to sell the rental property. They can also end a lease if they want to conver the rental home into a non-residential unit.

If the Lease is a 'month to month' lease then section 8 (1) (b) of the Act requires the landlord (the Seller) to give the tenant notice on or before ?the first day of the notice period.? The notice period is defined as being 3 consecutive 'Tenancy months'.

Ing to the act, a landlord in Ontario cannot insist that a tenant provides post-dated cheques. It is a simple and clear rule: as a landlord you cannot demand that rent be paid via post-dated cheques. On the flip side, as a tenant, you cannot be forced to hand over post-dated cheques for rent payment.

In the case of a periodic or monthly tenancy, the landlord must provide at least 3-months' notice, as long as all conditions of the property's sale are met and the buyer requests to have the tenancy terminated.

The landlord must return all of the deposits plus any interest within fifteen days unless the tenant agrees in writing that the landlord can keep all or part of the deposit, or the landlord applies for dispute resolution to keep all or part of the deposit(s).

If a tenant commits a substantial breach, the landlord can apply to the RTDRS or Court to end the tenancy, or give the tenant at least 14-days' notice to end the tenancy. A tenant must be given the notice at least 14 clear days before the tenancy is to end.
