A lease will be recorded on the balance sheet as a right-of-use (ROU) asset and lease liability. The lease liability is the payment obligation over the term of the lease contract, while the ROU asset represents the control of the asset under the lease contract.

While providing useful information, using a spreadsheet to create these disclosures becomes far more difficult than before.

The leases standard includes a disclosure objective intended to provide users of financial statements with information adequate to assess the amount, timing and uncertainty of cash flows arising from leases. Both quantitative and qualitative disclosure requirements will increase for lessors and lessees.

ASC 842, similar to ASC 840, requires a lessee to disclose a maturity analysis of its finance lease liabilities, showing the undiscounted cash flows for at least the first five years following the date of the financial statements and a total of the amounts for the remaining years.

The new standards specifically require that operating leases of 12 months or more must be reflected on the balance sheet as both assets and liabilitieseven if the lessee's intent is to return the asset to the owner or landlord.
