You and your roommates are all bound jointly to pay the rent to your landlord. If a roommate leaves, the rent must still be paid in full. The landlord can evict you if the rent is not paid in full, regardless of your roommate moving out. Your roommate may ask the landlord to remove him from the lease.

The unauthorized departure of a roommate gives the landlord the option of ending the tenancy altogether—even if the remaining cotenants can still pay the rent. That's because even one roommate's leaving early violates the lease: All cotenants named in the lease agreed to stay in the rental for a certain amount of time.

Ending the fixed-term tenancy early will break the agreement or break the lease. In this case, the tenant may owe the landlord money. For example, if a tenant has a one-year lease and moves out after two months, their landlord can apply for 10 months' rent as compensation.

If the roommate was named on the lease, they may not be able to get out of the lease early and will be legally responsible for their share of the rent. Unfortunately, the only way to enforce this issue may be by suing the roommate for their remaining share of the rent.

There must be a lease even if it is verbal agreement. So you can follow the same procedures any landlord does when they want to evict a tenant. Give him notice as per the lease/(law if verbal) you have with him. If he doesnt leave then file in court.

Typically everyone who signs the lease takes full legal responsibility for the terms. What that means is that if one of two breaks the lease, the one remaining is on the hook for the entire amount. What this is supposed to do is put the onus on those who signed to keep each other honest.
