The Building Department is responsible for issuing building permits for 1-, 2- and 3-family residential structures and associated development. The State of Ohio issues commercial building permits.

A building permit is not required for a detached accessory structure as long as the structure does not exceed twelve feet (12') in ANY dimension. This means if the building is only 10 feet wide by 12 feet long by 11 feet tall, a building permit will not be required (A zoning permit may still be required).

A permit is required for all new buildings, additions, alterations, and substantial repairs. Minor work such as painting, wallpapering, and routine maintenance of heating, air conditioning, plumbing and electrical systems typically do not need a permit.

Permits are required for the following: Additions (bedrooms, bathrooms, family rooms, etc.) Alterations (decks, garages, fences*, carports, awnings, haunted houses,interior demolition etc.) Building Repair. Demolition (structure)

Any planned work, regardless of whether it involves new construction, alterations to an existing building or space, or a change in occupancy, requires a building permit with plan review. Permits can be issued to property owners or City of Columbus licensed/registered contractors.

Permits are not required for maintenance/repairs such as re-shingling a roof, installing or replacing vinyl siding. Window and/or door replacement does not require a permit so long as the opening sizes and placement remain the same.

The construction of any new addition, alteration and accessory structure to a commercial or mixed-use building requires a building permit. Additional permits, identified below, may also be required based on the scope of the project.
