The purpose of the R-2 (multifamily residential) zoning district is to provide for medium- to high-density housing in multiple-family structures and their directly related complementary and accessory uses.

Planned development districts provide a valuable way for cities and towns to be flexible in their regulation of a mixed-use development, giving them an opportunity to influence the design of new development projects to help them meet the community's needs.

Only one mobile home may be located on a lot. The proposed location must be in an R-1, R-2, B-1 or O-1 district. The minimum setback restrictions shall be 25 feet for the front yard, 20 feet for the rear yard and eight feet for the side yard, provided that the width of the two side yards shall not be less than 20 feet.

In an R3 zone, the lot size shall be as follows: A. For multiple-family dwellings, residential care homes, and residential care facilities the minimum lot area shall be 7,500 square feet. The minimum lot width at the front building line shall be 50 feet, and 35 feet for cul-de-sac lots.

R1 zoning, often designated for residential areas, is crucial in dictating the type and scale of construction allowed in a particular location. The “R” stands for residential. R1 zoning is commonly associated with single-family housing. Together, R1 zones cover 16% of the City.

The R1-R rural single-family district is intended to implement the land use goals of the rural village areas and residential growth areas within rural areas in the unincorporated portions of Berkeley County.

The R-7 is intended to establish low-density residential home sites with a minimum gross acreage of 7,000 square feet.
