Unless otherwise stated in your lease agreement, your landlord cannot raise your rent before your lease is up. So, if you have signed a year-long lease, your landlord is only allowed to increase your rent once that 12-month period is up.

If a lease is in place, the landlord cannot break the lease with the N12 form. They can use the final 60 days of the lease period as the 60 day notice period and terminate the tenancy the day the lease term has been completed instead of allowing the tenants to continue on a month-to-month term.

Landlords continue to be required to give their tenant at least 60 days written notice to the end of the term or rent period using the Landlord and Tenant Board Form N12.

A tenant may have a guest in their home for a maximum of 30 days, in total, within a 12-month period. The 30 days may be consecutive or non-consecutive days and applies to any one individual that stays in the tenant's unit.

Generally, under the Residential Tenancies Act, a tenant's rent can only be increased once every 12 months provided the landlord has given 90 days written notice. The amount of the increase depends on whether the tenant is paying the maximum rent allowed for the unit as set out in the Ontario rent increase guidelines.

The Residential Tenancies Act sets out the formula for calculating the maximum allowable rent increase for the next year in rent-controlled units. These amendments would revise the guideline for 2021, which is set at 1.5 per cent.

A landlord can end a tenancy only for the reasons allowed by the Act. In most cases, the first step is for the landlord to give the tenant a notice in writing that they want the tenant to move out. The proper forms a landlord must use for giving a notice to end the tenancy are available from the Board.

Essentially, this means your landlord can only raise rents if they're in line with the current market. The AST often has a section suggesting how much rents could increase by. The percentage is typically between 0.5 and 5%, with market rents expected to be somewhere in that bracket after a 12-month AST comes to an end.

The Government of Ontario has passed legislation to freeze rent at 2020 levels. This means that rents will not increase in 2021 for the vast majority of rented units covered under the Residential Tenancies Act.
