A Walk-Through Inspection is the inspection of the property just before closing to ensure it is still in the same condition, no new damage has been done, and all fixtures included in the sale are still present.

Release detection helps you know if your underground storage tank (UST) system is leaking below ground—you do not need it for dispensers or aboveground equipment. Aboveground storage tanks are also regulated as a UST system if 10 percent or more of the total volume of the tank(s) and connecting piping is underground.

Annual walkthrough inspections must include: Checking containment sumps for damage and leaks within the containment area; checking for releases to the environment. Removal of liquid or debris found in containment sumps. Checking double-walled containment sumps for leaks in the interstitial area, if applicable.

Records must include a list of each area checked, whether each area checked was acceptable or needed action taken, a description of actions taken to correct an issue, and delivery records if spill prevention equipment is checked less frequently than every 30 days due to infrequent deliveries.

The monthly walkthrough inspections need to include the following: Single wall spill buckets-checking for visual damage; removing liquid and debris; checking and removing obstructions in the fill pipe. Double wall spill buckets-checking for leaks in the interstitial area.

Walkthrough Inspections Option 1: Every 30 days (except spill prevention equipment at UST systems receiving deliveries at intervals greater than every 30 days may be checked prior to each delivery), check your spill prevention equipment and release detection equipment.

MONTHLY TESTING: Print out at least one leak test result for each tank and keep these records for one year. ANNUAL TESTING: Keep the most recent results for line tightness testing and line leak detection functionality.

Impressed current cathodic protection systems: Owners and operators must inspect the rectifier at least every 60 days to make sure that it is operating within normal limits.
