VA Form 26-6393 is used to determine the ability of a borrower to qualify for a VA-guaranteed loan. The form is required for all loans subject to VA underwriting requirements under 38 CFR § 36.4340.

The Department of Veterans Affairs (VA) offers loan programs to help servicemembers, veterans, and their families buy homes.

VA Form 26-1820 is used by lenders to report a loan to VA for guaranty upon closing. Lenders must complete the form on every VA guaranteed, or insured loan.

Debt-to-Income (DTI) Ratio for VA Loans While a DTI ratio above 41% doesn't automatically disqualify you, the VA stipulates that your residual income must exceed the regional residual income requirement by at least 20%. For example, if you have a family of four in Michigan, your regional residual requirement is $1,003.

Use of the new VA Form 26-1820 is required for loans with application dates on or after February 1, 2023. VA Form 26-1802a and VA Form 26-0503 will no longer be required with use of the new VA Form 26-1820. Lenders may, and are encouraged to, use the new form for loan applications received prior to the effective date.

In most cases, non-purchasing spouses can be listed on the VA loan without their financial information being a factor. However, there are certain states called community property states where lenders can consider a non-purchasing spouse's credit and debts. Guidelines on community property states can vary by lender.
