Form 8829, Expenses for Business Use of Your Home is the tax form that businesses use to itemize, calculate and claim their home office expenses. You file it at the same time you file your personal tax return, and report the deduction you calculate on it on line 30 of Schedule C of Form 1040.

Direct expenses benefit only the business part of your home. They include painting or repairs made to the specific area or rooms used for business. Enter 100% of your direct expenses on the appropriate line in column (a). Indirect expenses are for keeping up and running your entire home.

First, the area you use for work in your home must be your principal place of business. Next, you can only deduct expenses for the portions of your home that are exclusively used for business. You can't work for four hours in your kitchen and deduct your new refrigerator, for instance.

Form 8829 is only for taxpayers filing Form 1040 Schedule C. Sole proprietors and most single-member limited liability company (LLC) owners file Schedule C and are therefore eligible to calculate a home office deduction using Form 8829.

The home office deduction allows qualified taxpayers to deduct certain home expenses when they file taxes. To claim the home office deduction on their 2021 tax return, taxpayers generally must exclusively and regularly use part of their home or a separate structure on their property as their primary place of business.

Beginning with 2013 tax returns, the IRS began offering a simplified option for claiming the deduction. This new method uses a prescribed rate multiplied by the allowable square footage used in the home. For 2023, the prescribed rate is $5 per square foot with a maximum of 300 square feet.
