The Residential Tenancy Act says that landlords must ensure that their rental properties: comply with health, housing and safety standards required by law; and. are suitable for occupation – factoring in the age, character, and location of the unit.

There are severe consequences for not paying rent in BC. A tenant can be evicted within ten days if they miss a payment. Depending on the reason for eviction, the landlord needs to provide 10 - 120 days of notice. Tenants have a ranging window to dispute the eviction with the Residential Tenancy Branch (RTB).

The Residential Tenancy Branch (RTB) adjudicates most rental disputes in BC, but there are some exceptions. If your tenancy is not covered by the Residential Tenancy Act (RTA) – or if it is covered, but the type of dispute falls outside the jurisdiction of the RTB – you may have to access a different tribunal or court.
