Landlords or agents must give all tenants a copy of this Tenant information statement before signing a residential tenancy agreement. Penalties apply to landlords or agents if any of the above is not done. a copy of the by-laws, if the property is in a strata scheme.

An exit report is completed by an agency or landlord within 3 days of lease termination. If this isn't completed on time, the agency or landlord also risks waiving their right to claim against a tenant for the condition of the property.

Landlords are responsible for repairing and maintaining the property so that it is in a reasonable state of repair, considering the age of the property, the amount of rent being paid, and the prospective life of the property. This does not mean that the property must be in perfect condition.

If you disagree with the landlord/agent about reasonable access, apply to the Tribunal for an order to specify or limit the days and times on which they can show the premises.
