NOTE: For a Building permit application it usually takes 14 business days for the first cycle of review to be completed. For a Special permit application, it usually takes 35 business days for the first cycle of review to be completed.

To apply for a permit, applicants must submit a permit application signed and notarized by the owner or owner's representative and a registered contractor. For an owner-builder permit, only the owner is required to sign and notarize the application.

While the process of getting a building permit is relatively simple, navigating the local building standards in your area can sometimes be tricky if you aren't aware of them.

Once a permit is issued, it remains valid as long as work begins within 180 days from the date issued and continues in a substantial manner until completion of the job (per FBC 105.3. 2.1).

There is no provision in the Florida Building Code regarding the inspection of a completed structure. When someone is cited for construction without a permit, a double permit fee will be imposed. If a stop-work order was issued, there is a $100 fee imposed as well.

1. Residential. $0.22 per $100.00 of the estimated cost of construction with a minimum fee of $26.00 and a maximum fee of $600.00.

Additional approvals from other departments are also required to issue a permit. Commercial Construction Permits require an average of 28 working days for approval.
