Common reasons for protests are that a property has been assessed more than once (called a double assessment), an assessed location has been recently closed, or the stated value is too high.

A property's taxable value is the market value multiplied by the tax (or assessment) rate. For residential property, the tax rate is 1.35% and for commercial property, the tax rate is 1.89%.

The elderly homeowner and renter credit is equal to property tax billed or rent-equivalent tax paid less a reduction based on household income. The reduction amounts are shown in the table below.

Use the appeal to County Tax Appeal Board form (MTAB-401) to file your appeal in your county for a County hearing. You may only file an appeal to MTAB after a county board has decided your appeal.
