at least 66 years of age, or b. an unmarried surviving spouse, regardless of age. You must be able to prove Utah residency and household income to qualify.

Utah is moderately tax-friendly toward retirees. Social Security income is fully taxed. Withdrawals from retirement accounts are fully taxed. Wages are taxed at normal rates, and your marginal state tax rate is 4.85%.

You must notify the county when you have a primary residential property on which you have claimed the homeowner's exemption and to which you are no longer entitled. You must also report on your Utah income tax return that you no longer qualify for the homeowner's exemption on your primary residence.

The primary residential exemption is a 45% property tax exemption on most homes in Utah. This means you only pay property taxes on 55% of your home's fair market value. You may be eligible for the primary residential exemption if you occupy your home for 183 consecutive days or more in a calendar year.

The county may choose to defer any or all property taxes until property ownership changes. This means the county will continue to assess taxes but they will not need to be paid until the home is sold or ownership changes. There will be no delinquency penalty, but interest will accrue annually.

-Applicants for County Low-Income must be 65 years of age or older on or before December 31. -For both programs the total annual household income may not exceed $38,369 for 2023. -For county low income, applicants may not have liquid assets exceeding $10,000, plus the amount of property tax due.

Utah taxpayers may qualify for the taxpayer tax credit. The credit is worth 6% of either your federal standard deduction or itemized deduction (less state taxes paid).

The Circuit Breaker program offers property tax relief for renters and homeowners who qualify. For full information, choose one of these options: Circuit Breaker – Renter Refund. Circuit Breaker – Low Income Abatement and Homeowner's Tax Credit.
