NFPA 25 is the baseline for inspection, testing, and maintenance of water-based fire protection systems. Compliance helps maximize system integrity to avoid failure and ensure fast, effective response in a fire emergency.

5 Year Obstruction Test Every five years, a fire sprinkler system is required to have a more in-depth inspection than your typical annual inspection. Certified professionals look at the condition on the inside of your systems pipes, and they ensure no blockage would disrupt the water flow.

Under NFPA 25, Chapter 5, as amended by Title 19 of the California Code of Regulations, all commercial fire sprinklers are required to be inspected monthly and quarterly and thoroughly tested annually by a licensed fire protection company. Five and 10-year inspections must also be performed.

Periodic inspection, testing and maintenance is required for sprinkler and standpipe systems per Title 19, Chapter 5 and the current adopted version of California Edition of NFPA 25. A licensed contractor (C16 license) must perform the service test annually and every five years.

Automatic residential sprinkler systems are required in all newly constructed dwellings including those built with an accessory dwelling unit. Newly constructed attached accessory dwelling units must have an automatic residential sprinkler system when the existing dwelling has an automatic residential sprinkler system.

NFPA 25 dictates this fire sprinkler testing schedule: Quarterly: In order to be as effective as possible, fire sprinkler mechanical devices should be tested quarterly. Semiannually: Every six months, vane and pressure switch type devices must be tested. Annually: Full testing and tagging should be performed annually.
