Initial disclosures are the preliminary disclosures that must be acknowledged and signed in order to move forward with your loan application. These disclosures outline the initial terms of the mortgage application and also include federal and state required mortgage disclosures.

By law, you must receive your Closing Disclosure at least three business days before your closing. Read your Closing Disclosure carefully. It tells you how much you will pay for your loan.

A lender has to give you initial loan disclosures three days from the application when applying for a mortgage loan.

Disclosure of good faith estimate of costs must be made no later than 3 days after application.

Your lender is required by law to give you the standardized Closing Disclosure at least 3 business days before closing. This is what is known as the Closing Disclosure 3-day rule. This requirement is thanks to the TILA-RESPA Integrated Disclosures guidelines, which went into effect on October 3, 2015.

Under the TRID rule, the creditor must deliver or place in the mail the initial Loan Estimate at least seven business days before consummation, and the consumer must receive the initial Closing Disclosure at least three business days before consummation.

By signing the initial disclosures you are not agreeing to any terms, especially if the interest rate is not yet locked. All your signature does at this point is authorize the lender to begin work on the loan file.

You receive a Truth-in-Lending disclosure twice: an initial disclosure when you apply for a mortgage loan, and a final disclosure before closing. Your Truth-in-Lending form includes information about the cost of your mortgage loan, including your annual percentage rate (APR).
