(WTVF) — A new Tennessee state law requires renters to come up with a year's worth of rent to appeal an eviction. The idea is to protect landlords from being hurt financially due to court proceedings. Gov.

Under both the regular Tennessee Code and the URLTA, a landlord is required to give a tenant a 14-day notice to pay rent before filing an eviction lawsuit. If the tenant pays the rent within the 14-day period, the landlord must not proceed with the eviction lawsuit (see Tenn. Code Ann.

Three-Day Notice to Quit: If the tenant has committed a violent act, engaged in drug-related activity, or threatened to be a danger to the health, safety, or welfare of the life or property of the landlord or other tenants, the landlord can give the tenant a three-day notice to quit.

A Tennessee 30-day notice to quit (non-compliance) is used by a landlord to notify a tenant that a violation of the lease agreement in a way that causes damage has occurred. In most cases, the violation will be for something that is typically not considered too serious.

In Tennessee counties with a population of over 75,000 people, landlords must give tenants 7 days' notice if the landlord has sent the tenant a similar notice for the same violation in the preceding six months. After that period of time has passed, the eviction can proceed in court.

As long as the tenant does not violate any rules from their lease, they can stay until their rental period ends. However, a tenant may be evicted if they stay in the property even a day after their written lease ends (and have not arranged for a renewal).
