Once you are admitted to the Housing Choice Voucher Program and lease a unit, Virginia Housing makes a monthly payment to your landlord on your behalf based on a percentage of your income. As a program participant, you are responsible for paying any remaining amount not subsidized by the voucher.

What is the Process of Renting Through Section 8 in Virginia? Establish the Rent. Select a Section 8 Tenant. Submit an RTA or Request for Tenancy Approval. Complete and Pass a Housing Inspection. Collect Deposits and Monthly Rent.

75 percent of all households selected to receive Section 8 must have incomes within 30 percent of the area median income ($24,800 for a family of four in Boston). 25 percent of Section 8 households can have incomes up to 50 percent of the median ($41,350 for a family of four).

Are landlords being forced to accept “Section 8”? If the tenant meets all of the landlord's standard qualifications, then, yes, it would be discriminatory to refuse them because of their Housing Choice Voucher. Landlords are not being “forced” to do anything but follow the laws.

For example, your payment voucher is for a two-bedroom apartment. If the payment standard for a two-bedroom apartment is $2,036 and your household monthly adjusted income is $600, BHA will pay a maximum of $1,858.

The maximum housing assistance is generally the lesser of the payment standard minus 30% of the family's monthly adjusted income or the gross rent for the unit minus 30% of monthly adjusted income.

Though Section 8 Housing is designed to provide rental assistance, qualifying participants can also use the funds to purchase a home. Most families purchase a home and pay the same amount on a mortgage payment as they would to rent a house.
