How long does underwriting take? Underwriting the process by which mortgage lenders verify your assets, and check your credit scores and tax returns before you get a home loan can take as little as two to three days. Typically, though, it takes over a week for a loan officer or lender to complete.

The first C is character the applicant's credit history. The second C is capacity the applicant's debt-to-income ratio. The third C is capital the amount of money an applicant has. The fourth C is collateral an asset that can back or act as security for the loan.

More specifically, underwriters evaluate your credit history, assets, the size of the loan you request and how well they anticipate that you can pay back your loan. They'll also verify your income and employment details and check out your DTI.

Red-flag issues for mortgage underwriters include: Bounced checks or NSFs (Non-Sufficient Funds charges) Large deposits without a clearly documented source. Monthly payments to an individual or non-disclosed credit account.

With Spring upon us, and new buyers out looking for houses, I thought today might be a good time to review the basics of what lenders look for as they decide to approve (or deny) mortgage applications. For at least 25 years, I have heard them called The 4 C's of Underwriting - Capacity, Credit, Cash, and Collateral.

There are two types of underwriting: automated underwriting and manual underwriting.

Capacity. When trying to determine whether you have the means to pay off the loan, the underwriter will review your employment, income, debt and assets. They'll look at your savings, checking, 401k and IRA accounts, tax returns and other records of income, as well as your debt-to-income ratio.

It will usually take about a week to get your mortgage preapproval after you apply, and you'll spend around 3 months looking at properties. It may take you between 1 2 months to negotiate an offer with the seller depending on your local real estate market.

Don't resign from your current job or retire during the loan process. ... Don't open any new credit accounts or apply for new credit accounts prior to your new mortgage loan closing. ... Don't make any balance transfers on your existing credit card balances.
