If you meet all requirements but your property's assessed or partitioned value is above $2,125,000, you may qualify for a reduced grant amount.

The home owner grant reduces the amount of property taxes you pay each year for your principal residence. If you're a senior aged 65 or older, your property is assessed at $2,125,000 or less and you meet certain requirements, you may qualify for a higher amount of the grant called the additional grant.

The fastest and easiest way to apply for your home owner grant is online. You can also apply by phone. If you do not have a computer or access to the internet, you can visit a Service BC location. Anyone with your permission can apply on your behalf.

The home owner grant is a form of payment towards your property taxes and it's considered a late payment if you apply after the property taxes due date. You can apply for the home owner grant up to December 31 of the current tax year, even if you have not paid your property taxes.

The regular grant is $570 and is for residents in the Capital Regional District, Metro Vancouver Regional District and the Fraser Valley that are under the age of 65. For all other areas of the province, such as northern or rural areas, the amount is $770.
