HUD/FHA provides mortgage insurance on loans that cover residential care facilities. Known as a Section 232 loan, these loans help finance nursing homes, assisted living facilities, and board and care facilities.

What Is a HUD Loan, Anyway? A HUD loan is a type of loan that's insured by the federal government. These loans are backed by the Federal Housing Administration (FHA), which is part of the U.S. Department of Housing and Urban Development (HUD).

Mortgage insurance is an insurance policy that protects a mortgage lender or titleholder if the borrower defaults on payments, passes away, or is otherwise unable to meet the contractual obligations of the mortgage.

An MIP, or Mortgage Insurance Premium, is an annual payment on a HUD mortgage, paid at closing, for each year of construction, and annually. MIP for HUD 223(f) loans is: 25 basis points for properties using a Green MIP Reduction. 65 basis points for market rate properties.

FHA mortgage insurance protects lenders against losses. If a property owner defaults on their mortgage, we'll pay a claim to the lender for the unpaid principal balance. Because lenders take on less risk, they are able to offer more mortgages to homebuyers.

Upfront mortgage insurance premium (MIP) is required for most of the FHA's Single Family mortgage insurance programs. Lenders must remit upfront MIP within 10 calendar days of the mortgage closing or disbursement date, whichever is later.

The U.S. Department of Housing and Urban Development (HUD) oversees the Federal Housing Administration (FHA). The FHA insures mortgages for homebuyers with little cash for a down payment and lower-than-average credit scores. HUD itself doesn't guarantee mortgages for individual homes unless you're a Native American.
