What Is Owner Financing? Owner financing is a transaction in which a property's seller finances the purchase directly with the person or entity buying it, either in whole or in part. The four most common types of owner financing are buying “subject to” the existing loan, wraparound mortgage, lease-purchase agreements, and land contracts.

Owner financing is another name for seller financing. It is also called a purchase-money mortgage.

What do I need to include in an owner-finance contract? The names of the buyer and seller. A description of the property being sold. The purchase price. The down payment amount. The interest rate. The repayment schedule. The start and end dates of the loan. Closing costs.

Most owner-financing deals are short-term loans with low monthly payments. A typical arrangement is to amortize the loan over 30 years (which keeps the monthly payments low), with a final balloon payment due after only five or 10 years.
