The Home Owner Grant reduces the amount of Property Taxes home owners pay on their principal residence. Basic grant is up to $570 and Additional grant is for those 65 years and older is up to $845. The home owner grant threshold for 2022 is $1,975,000.

You may be able to claim the full regular grant amount if your property has an assessed or partitioned value of $2,125,000 or less. If you meet all requirements but your property's assessed or partitioned value is over $2,125,000, you may qualify for a grant at a reduced amount.

Effective 2021, all current and retroactive Home Owner Grant applications must be submitted online directly to the provincial government at gov.bc.ca/homeownergrant. Residents in all BC municipalities must submit Home Owner Grant applications directly to the provincial government.

Regular BC Home Owner Grant 2023 The regular grant is $570 and is for residents in the Capital Regional District, Metro Vancouver Regional District and the Fraser Valley that are under the age of 65. For all other areas of the province, such as northern or rural areas, the amount is $770.

If you qualify for the home owner grant, you must apply each year to receive it. Anyone with your permission can apply for you on your behalf. You can apply at any time during the tax year, but the best time is after you receive your property tax notice in the mail and before your property tax due date.
