If you sell or purchase land. from someone and their existing parcel is not conveyed in its entirety (meaning the seller kept some of the land), it is considered a split parcel. When a parcel is split, new parcel records are then created by the Real Property Lister.

All splits of existing parcels must be performed via a conveyance document such as a Warranty Deed or Quitclaim Deed. NOTE: If you need to transfer a piece of property, it is recommended that you seek professional assistance from an Attorney or Title Company. The Auditor's Office Staff does not prepare legal documents.

In order for us to merge property you must meet the following criteria: Property MUST be contiguous to each other. All parcels MUST be in the same name, trust or business. Parcels MUST be in the same taxing district. Person requesting the merge MUST be the current owner of the properties.

A lot consolidation plat is essentially a re-mapping of two or more adjacent lots or parcels of land, combining them into one larger parcel. (This is effectively the reverse of a subdivision plat, in which a larger property is subdivided into multiple lots.)

WHAT IS A RESIDENTIAL PARCEL SPLIT? A Residential Parcel Split is a single division of land in which an existing house (or the site of a previously existing house) is divided from its parent parcel. This used to be known as a “farmstead split”.

You will need to submit an application to your county's zoning authority, and it may take a few weeks to be processed. If you plan on constructing new units, you need to determine whether or not your lot is buildable. If it is buildable, you will need to obtain a building permit before you start construction.

You can split your land into two or more parcels/lots, depending on the size of the property. This can turn into more profit for you as you rent out or even sell those lots. Selling subdivided land parcels often brings greater value for your property than selling the entire parcel as a whole.
