When selling your home you are required by law to complete a Fittings and Contents form, also referred to as a TA10, which stipulates what fixtures and fittings are included in the sale. The form is used to make it crystal clear for both the buyer and seller: What items will be included in the purchase price.

The fixtures and fittings list is a list of items which the seller intends to leave or remove from the property on completion. The fixtures and fittings list, once agreed by the parties in the conveyancing process, is attached to the contract and forms part of it.

What is the difference between fixtures and fittings? Essentially, fixtures are items in a property that are attached to it. Or 'fixed' if you prefer. Fittings, meanwhile, are items that aren't attached to the property, unless by a screw or nail - for example, a mirror or picture.

Although there doesn't appear to be a clear cut, specific definition of exactly what constitutes a fixture or a fitting, the broad definition goes something like this: If it's free-standing and not securely attached to the property, it's most likely a 'fitting'.
