This tax, typically paid by the seller at closing, is based on a percentage of the total sales price of a home. Sellers in some states pay multiple conveyance taxes, one to the state and another to the town and/or county. In Connecticut, sellers pay a state conveyance tax along with a municipal tax.

State law generally requires a person who sells real property for at least $2,000 to pay a tax on the property's conveyance. The tax has a state and municipal component and ranges from 1% to 2.75% of the sales price, depending on the property type and the municipality in which the property is located.

Additionally, the following are exempt from the state transfer tax: (1) deeds of the principal residence of any person approved for elderly taxpayer assistance; (2) deeds of property located in an area designated as an enterprise zone; and (3) deeds of property located in an entertainment district.

Transfers of residential property in Connecticut are generally subject to real estate conveyance tax paid by the seller. The current graduated tax rates are 0.75 percent of the purchase price for conveyances of $800,000 or less and 1.25 percent on any portion of the consideration in excess of $800,000.

The State of Connecticut and Town where the property sits are each entitled to a portion of the sales price as a conveyance tax. The State collects . 75% of the first $800,000, 1.25% on all amounts between $800,000 and $2,500,000, and 2.25% on all amounts above $2,500,000. The Town typically receives .

State Conveyance Taxes are paid to the State of Connecticut, Commissioner of Revenue Services. Based upon sales price, they are three quarters of one percent of the sales price up to $800,000.00; and one and a quarter percent for everything over $800,000.00.

The current tax rate is: (1) 0.75% on the first $800,000 of the sales price plus (2) 1.25% on the portion of the sales price greater than $800,000. For example, if the sales price of a home is $900,000, the conveyance tax owed is $7,250.
