When Are Automatic Sprinkler Systems Required in Residential Buildings? As a general rule, all Group R occupancies in New York City must be equipped with an automatic sprinkler system. The system must cover all fire areas in the building, and the requirement applies for any mixed occupancies where Group R predominates.

Nothing should be in that area between the bottom of the sprinkler heads and the imaginary horizontal plane parallel to the ceiling that is 18 inches below. This is done to allow an even and unobstructed spray pattern from the sprinklers when triggered to extinguish the fire.

LL26 was designed to improve the fire safety of NYC buildings. This law requires buildings classified as business occupancies that are at least 100 feet tall to have automatic fire sprinkler systems.

All exposed standpipes and sprinkler piping must be painted red. The law outlines specific exceptions, such as branch piping. All buildings – no matter the size or occupancy – must comply with these new requirements.

Sprinkler irrigation is a method of applying irrigation water which is similar to natural rainfall. Water is distributed through a system of pipes usually by pumping. It is then sprayed into the air through sprinklers so that it breaks up into small water drops which fall to the ground.

The NYC Building Code makes sprinkler systems mandatory for occupancies in the subgroup F-1 if they meet any of the following conditions: Fire area above 7,500 ft2. Group F-1 areas located more than three stories high, regardless of fire area.
