The grant is not available to purchase investment properties. If you have owned an interest in residential property since 1 July 2000 that has been solely used for investment purposes, you may be eligible for the grant on a subsequent new property that will be your first home to live in.

For buying or building a new home, the grant amount is: $30,000 for contracts signed between 20 November 2023 and 30 June 2025 (both dates inclusive) $15,000 for contracts signed before 20 November 2023.

A $10,000 First Home Owner Grant (FHOG) is available when you buy or build your first new home. Your first new home can be a house, townhouse, apartment, unit or similar that is newly built, purchased off the plan or substantially renovated. The grant is not available for established homes.

Applicants must: Lodge an application with the approved agent assisting with finance (bank or credit union) or to the State Revenue Office after settlement and within 12 months of completion of the eligible transaction.

Under the FHBG, part of an eligible home buyer's home loan from a Participating Lender is guaranteed by Housing Australia. This enables an eligible home buyer to buy a home with as little as 5% deposit without paying Lenders Mortgage Insurance.
