How to fill out the eRETR online
Filling out the electronic real estate transfer return (eRETR) is essential for a smooth property transaction in Wisconsin. This guide provides clear instructions to help users of all experience levels complete the form accurately and efficiently.
Follow the steps to complete your eRETR effectively.
- Click the ‘Get Form’ button to access the electronic real estate transfer return and open it in your preferred editor.
- Select the county for your property from the drop-down menu, then click 'Next' to proceed to the next section of the form.
- In the grantor/grantee section, choose the appropriate type from the drop-down list. If selecting 'Individual', fill in the last name, first name, and social security number. For entities, provide the entity name and FEIN. Complete the agent section as required.
- Ensure all grantors and grantees listed in your recording document appear on the receipt. If any are missing, the return will be deemed incomplete, resulting in a rejection by the Register of Deeds.
- For the parcel page, add all parcels related to the transaction. Ensure all parcels mentioned in the document are listed on the receipt to avoid rejection.
- Enter the complete legal description directly into the form. Do not use attachments, as they will lead to rejection. You can copy and paste the legal description if necessary.
- Fill out the transfer page and ensure the conveyance date is on or before the recording date of the document.
- Complete the fee computation page, entering whole numbers only, and do not use any special characters or symbols.
- Review the summary page carefully to check for any errors indicated by stop signs or asterisks. Correct any issues before submission.
- Once all information is accurate and complete, click to submit the form. Remember that once submitted, you cannot return to edit the eRETR.
- Print the receipt generated upon submission. This receipt is essential to record the document with the county.
