VAT for most work on houses and flats by builders and similar trades like plumbers, plasterers and carpenters is charged at the standard rate of 20% - but there are some exceptions.

But you can get a refund from the retailer if when you bought the goods you got a VAT 407(NI) form. You may be able to get a VAT refund if you're only traveling to Great Britain in order to change planes. You must be travelling to a non EU country and the goods must be in your hold luggage at all times.

You're restricted from recovering VAT on things like refrigerators, washing machines, dishwashers, and so on. In addition, the treatment of flooring is quite important. You're not entitled to recover VAT on carpets, but if you lay down a hardwood floor, that VAT is recoverable.

You can't claim overpaid VAT So if you're doing a conversion, e.g. a barn conversion, you can only claim VAT on contractors' invoices if it's the right amount of VAT. In other words, if your contractor charges 20% for work that is eligible for 5%, then you can't claim ANY of the VAT on those services.

Fill in form 431NB to claim a VAT refund on a new build, or form 431C to claim for a conversion. You can only claim a VAT refund once. You must claim within 3 months of the building work being completed. Send your claim form to HM Revenue and Customs ( HMRC ).

You need to submit a VAT return to HMRC every three months to claim your refunds. As well as showing the VAT you've paid, you need to show the VAT you've charged your customers. To make sure you're being honest, HMRC will need proof that you've purchased the goods and services, and charged VAT on the ones you've sold.

Its conversion to a qualifying building will be eligible for the Refund Scheme. Regardless of whether a building (or part of a building) has been used as a garage, once it no longer is occupied together with a garage (ie because it has been sold separately) it will always be treated as a non-residential building.

You can claim VAT back on building materials, as long as they were used to form part of the building and can't be removed without either using tools or damaging the building in the process. Examples include: fitted kitchen units.
