(3)THREE DAY NOTICE FOR NON-PAYMENT OF RENT: The landlord must provide a (3)three-day notice of eviction, informing the tenant(s) that he or she must pay the rent due or move out of the premises. ... (15 and 7) DAY NOTICE TO QUIT: ... (7) SEVEN DAY NOTICE OF NON-COMPLIANCE:

Send a notice of eviction. File a complaint with the Clerk of Court. Attend the eviction hearing. File the writ of possession with the local Sheriff.

In Florida, an uncontested residential eviction can be done in about 14 days (including the three day notice and writ of eviction), if the eviction is based on non payment and tenants fail to deposit monies into the court registry.

The notice must state that the tenant has three days to either pay the rent or the lease will terminate and the landlord will file an eviction lawsuit (see N.M. Stat. Ann. § 47-8-33(D)). If the tenant does not pay the rent within the three-day time period, the landlord can then proceed with the eviction.
