Subdivision means dividing your property into two or more lots. To do this, you could: Subdivide your land and sell the new lot for someone else to develop. Build a house on the newly-created lot, which you could later sell or rent out.

When you want to combine two or more pieces of land to create a larger property, you're essentially looking to create a land assembly. Think of it as buying multiple sites with potentially different zoning rights and merging them into an ideal parcel for a specific property development project.

Title splitting is the strategy of taking a Freehold property (normally a block of flats) and 'splitting' the units into individual leasehold properties, normally on to leases over 125 years. The idea behind this strategy is that by splitting the title, you increase the value of the property as a whole.

Answer: The process to split a piece of land into smaller pieces is known as "subdivision." The subdivision process starts with the Regional Planning Department (DRP) where a tentative map must be filed first. After the tentative map is approved, a final map must be processed and recorded through Public Works.

A single-family lot can be split into two lots. Split only occur once; you cannot split a lot with SB9 multiple times. Lot splits on adjacent parcels by the same individual (or another party acting on their behalf) is prohibited. Minimum lot size after splitting is 1,200 sq ft.

Title splits are, as the name would suggest, splitting (or dividing) the title deeds of one building. As a result, that one property becomes two, three or four etc.

As a freehold owner of a property, you can split your property's title into two or more and create leasehold titles. The application to split your property's title can be made at the land registry. There will be some conveyancing matters involved and you will need scale drawings of the intended flats.
