In Vermont, the median property tax rate is $1,730 per $100,000 of assessed home value. For 2022, senior homeowners with 2021 household income of $136,900 or less may qualify for a property tax credit of up to $8,000.

For this purpose, property is categorized as either nonhomestead or homestead. A homestead is the principal dwelling and parcel of land surrounding the dwelling, owned and occupied by the resident as the person's domicile. All property is considered nonhomestead, unless it is declared as a homestead.

A homestead owner shall declare ownership of a homestead for purposes of education property tax. Annually on or before the due date for filing the Vermont income tax return, without extension, each homestead owner shall declare his or her homestead as of April 1 of the year in which the declaration is made.

You occupy the property as your homestead as of April 1, 2022. You meet the “household income” criteria (up to $136,900 for calendar year 2021).

The statewide nonhomestead (formerly called “nonresidential”) tax rate is $1.466 per $100 of property value. The homestead property yield is $13,314 which goes with a base rate of $1.00 per $100 of property value.

In Vermont, the maximum value of exempt property is $125,000. The legal value of the property is the amount appearing on the last completed county assessment roll at the county treasurer's office.

Eligibility Your property qualifies as a homestead, and you have filed a Homestead Declaration for the current year's grand list. You were domiciled in Vermont for the full prior calendar year. You were not claimed as a dependent of another taxpayer. You have the property as your homestead as of April 1.
