Beginning Feb. 1, seniors needing assistance to pay property tax or rent can apply for help through the Clark County assessor's office.

You MUST apply in the County where you reside and you CAN NOT claim this exemption in any other county in Nevada for the current fiscal year. The State of Nevada offers tax exemptions to eligible surviving spouses, veterans, disabled veterans, and blind persons.

GENERAL CAP Note (2): The Residential Tax Cap is 3% unless the General Tax Cap is less than 3%. If the General Tax Cap is less than 3%, then the Residential Tax Cap must equal the General Tax Cap. See NRS 361.4723(2)(b).

This statewide program refunds up to a maximum of $500 on the property tax paid by eligible senior citizens on their primary residence.

All owner occupied homes (including single-family homes, condos, townhouses and manufactured homes) that are used as primary residences qualify for the 3% tax cap. Also, rental units may be eligible if all the units are rented for equal to or less than the HUD median market rents, less utilities.

For property that is your primary residence in Nevada OR property that is rented at or below the low income housing (HUD) rent level, you may file a claim (form provided below) to receive the "Low Tax Cap", which cannot exceed 3%.

While there is no general property tax exemption for seniors, there are a number of specific programs from which some retirees may benefit. The exemptions available include a veteran's exemption that is available to veterans who served in active duty during a recognized war period.
