  4. Click Search. A list of properties matching your search criteria will be displayed.
  5. In the Property Case column, click on the case number link for the property. This action will take you to the Property Details screen.
  6. Click Submit an Offer. This will prompt the NAID Verification for Selling Brokers, Nonprofits, or Government Organizations screen to appear.
  7. In the NAID Type field, select the appropriate option: Government Agency, Nonprofit, or Selling Broker.
  8. Enter your NAID number. If you are a Selling Broker or Selling Agent, input your personal Real Estate license number.
  9. Type the security code as it appears on the screen. Remember that the code is case-sensitive.
  10. Click Submit to proceed to the Bid Submission screen.
  11. Complete all required sections of the Bid Submission screen and click Continue. Ensure accuracy; if you need to make changes, use the Back button to return.
  12. To finalize your bid, select the Acceptance of Terms and Conditions check box, then click Confirm This Bid.
  13. Click the Print Bid Acknowledgement link to generate a PDF of your bid. Save a copy for your records.
  14. If applicable, print the sales contract by clicking the Print Sales Contract link.
  15. Click Home to return to the main page and perform an additional property search if needed.

When buying a HUD home, there is no negotiation process. Unlike a regular home for sale on the market, there is no back and forth discussion with the seller. Instead, there is a bidding process, and the highest acceptable offer will be chosen.

Some HUD homes are offered through a ten-day bidding period, after which you will be promptly notified if your offer has been accepted. Other HUD homes are listed on an extended basis, and your offer will be accepted or rejected following the daily 3:00 p.m. bid opening.

The bid opening date is a minimum ten days from the date the home is first advertised. EXTENDED LISTING If no offer is accepted following a bid opening, the home becomes an Extended Listing.

HUD will choose the winning bid, which produces the greatest net return to HUD and meets HUD's terms of offering of the Property. For Properties marketed as “insured” or “insured with escrow,” the exclusive listing period is 30 Days. For Properties marketed as “uninsured,” the exclusive listing period is five Days.

Bids will be opened and reviewed each business day. Results will be posted each business day by 1:00 p.m. The highest acceptable net bid to HUD will be selected. If two acceptable bids, which are the exact same amount, are received the AM will select the winner by randomized electronic drawing.
